**09/07/10 - On-site Work ** 

As required in the POS, property Vortex chambers and catch basins will be cleaned Tuesday, September 7th. 

08/31/10 - Dryer Vent Cleaning Completed

Connecticut Steam Cleaning was on-site August 31st & September 1st removing lint from the dryer vents of all Briar Woods units.    This service, a vaccuum-type process, was done from outside the unit and as such, unit owners were not required to be home.  

08/23/10 - Update

Informational Meeting Regarding the Decks

There will be an informational meeting on Saturday, August 28th. This meeting will be to present the unit owners with the various options that are available to enhance the appearance of the decks following the remediation work. The meeting will be held on the lawn area between buildings 10 and 13 starting at 9:00 AM. The presentation is available online for unit owners to review prior to the meeting. 08/01/10 - Update

Deck Update

The deck repairs have been approved for use by the City of Danbury Building Department and we have received a Certificate of Occupancy for each building stating same.  Effective immediately, residents can again enjoy the use of their decks.   You can gain entrance to your deck thru the window that leads out onto it.  The bar can simply be lifted out of place.  

Deck Appearance

The Board  is looking into three (3) different options for updating our Decks to make their appearance more acceptable:   Replacement, Partial Replacement, or Cleaning & Staining.  

Managing Agent

We are in the process of transitioning from REI to our new management agent, Consolidated Management Group (CMG).  This past week all Unit Owners received a letter of introduction from CMG dated 7/20/10 with the following information:

  • Effective 8/1/10, Consolidated Management Group (CMG) will assume all accountabilities from REI.

Resident Notification

For those of you who signed up to receive email notifications, an email will be sent to you with update information.  Additionally, when general/important information is available or changes are made to the website, we are instituting a new approach by posting a gold sign on two sides of the mailbox, notifying residents to check the website (www.briarwoods.org).

For those of you who prefer to receive the posting at your door or by postal service, we ask you to consider the following:

  • Receiving notices by email is immediate and reduces our costs to $0.
  • Postal service costs the association and that cost trickles down to each unit owner in the form of increased common charges.  Mailing delays the timely delivery of information to you by a minimum of two days.
  • Front door posting is dependent on the Board's availability to post the notes (we all have full-time jobs) so although we have been pretty timely with our postings, it all depends on how busy we are at work and with our own families.  (Did you know ... Board positions are completely voluntary.  We are not compensated for the services we provide.)

1/06/10 - New Common Charges

The 2010 ratified budget was approved resulting in larger units paying $278 and smaller $229.  All common charges are due and payable on the 1st of each month. 

11/07/09 - New Rules/Declaration Registered with City of Danbury:  Cleaning up after Pets and Escalating Fines

Please Curb and Leash Your Dog  -- We have had an increase in dog feces along our sidewalks and on the open lawns. When we purchased our units, the by-laws allowed residents to have a dog as long as they abided by the rules and picked up after them.  Unfortunately, for the past 3+ years, the board has been dealing with residents violating this rule and its to gotten to a point where it's got to STOP. A special thank you to those abiding by the rules, showing consideration for their neighbors, and taking pride in our community.

First time offense:  $50                        Second offense:  $75                         Each time after:  $100

Let's all try to be considerate of one another and retain the value of our homes and property and PICK UP AFTER YOUR DOG.  Let's keep our grounds clean and enjoyable for all. If you would like to register a complaint, please email Christine Reardon (creardon@ reipropertymanagement.net) so that the board can take immediate action and fine the offender.  

~~ ONLY available to those who register (located left bottom of this screen) is the ability to download bylaws, declarations, Satellite Forms, etc.   AND if you register and provide your email address and phone number we'll be able to email status updates regarding decks, upcoming events, meetings, etc     IN CASE OF EMERGENCY with your unit or building, if you register with home/cell phone we'll be able to call and inform you of urgent issue should one arise.  Understandably if we have to go door-to-door for 80 units and post notices, there will be a delay in receiving information.

    • The Association asks that residents NOT FEED WILD ANIMALS OR BIRDS as they harbor disease and litter our property with feces. 
    • Yield/People Crossing Signs - The Board purchased 4 yield/people crossing signs for use by those of you with children on a temporary  basis.    If you would like to reserve 1 from now thru 8/30/10, send an email to Diane Luongo ( This e-mail address is being protected from spam bots, you need JavaScript enabled to view it ) and she will drop one by for your use.      
    • Ferris Farms (Ice Cream made Fresh) it's open and delicii-o-so!
    • Smoke Detector Batteries:   Protect your families and investment -- change your smoke detector batteries.
    • Water Shutoff Valves:   Located in the utility room.   Follow the pipe from the floor up to the shutoff valve.  Turn 1/4 turn to shut off water to house. 
    • Bus Stop on Briar Ridge Road:  While waiting for school bus, take cover in the Bus Stop just outside our entrance.  It's protected on 3 sides.  So, get in out of the wind and rain while waiting for the bus or a ride.
    • Car Battery Disposal -- Garbage company cannot pick up old batteries.   To dispose of locally, take it to John's Auto Repair on Mill Plain - by law they must take it for recycling. 
    • Please drive slowly -- watch for children, neighbors, pets, and cars backing out of driveways/spaces
    • Common charges are due the 10th of each month.  Late submissions will be charged $25 each occurrence.

    • Social events ... Anyone interested in spearheading a social event on-site for children and adults sometime SEPTEMBER ~~ we still have some warm weather ahead??  If so, attend a board meeting or leave a note in our mailbox at 1707 and we'll work with you to get the ball rolling.

Top 10 Tips for Safety and General Use

1)  Neighborhood Watch:  If you see something that doesn't seem right or endangers residents, call the police.    

2)  Gas BBQ Grills - store and use on open rail of upper deck and keep fire extinguisher within reach of grill whether on deck or patio.

3)  Dryer vents - keep free of lint, avoid fire hazards

4)  Gas burner filters should be changed at least every 3 months (white filters) or every month (blue filters). 

5)  Humidifiers - filter should be changed twice a year -- soon you'll be turning off (when you turn off heat) -- good time to clean out water and change filter! 

6)  Garbage cans and recycle bins are to be brought in Thursday's after pick up.  It's pretty windy up here, please label your containers so they can be returned to you after wind storm.   Also, on windy days recycables are being blown all over our property.  Please place in recycle bags blue or clear bags so they are easier to pick up after.   (Carter will take blue or clear bags with recyclables).

7)  If you smell gas (smells like egg), call CL&P or Police immediately.  

8)  Replace batteries in smoke alarm devices each Spring and Fall when clocks are changed.  

9)  Turn washer machine water off when away for extended period of time. 

10) Save on electric bill, turn water heater to "vacation" mode when away for extended period of time.

... Occasionally Board members walk the campus leaving rolled notices at your front door to let you know of upcoming events (like our Meet 'n Greet, held October '07) or to let you know of work being done on site.

Recycling Guidelines

Recycling Guidelines are now available on the document download page of the BW website.    The Board was recently made aware that residents at Briar Woods are not recycling properly.  We encourage everyone to become familiar with the guidelines as we are all responsible for keeping our community free of litter and debris.     

Please also remember, as a courtesy to your fellow neighbors, that all recycling should be in recycling bins and secured if windy.   This also applies to your regular garbage cans.   Your cooperation would be very much appreciated.
